1. Our services

Advantage provides real estate services and a property document verification service. Verification packages (Basic, Standard and Premium) involve checks such as title document review, ownership name verification, registry searches (including AGIS for Abuja properties), site visits, chain-of-title tracing and legal dispute screening, depending on the package purchased.

Verification services are currently offered for properties in Abuja (FCT). Coverage may expand over time.

2. Payments

Fees for each verification package are displayed before you pay. Payments are processed securely by Paystack. Prices are in Nigerian Naira and include applicable taxes unless stated otherwise.

Refunds: if we are unable to begin your verification, you are entitled to a full refund. Once registry searches or site visits have commenced, fees are non-refundable except where required by law. To request a refund, contact office@advantage.ng with your transaction reference; approved refunds are returned through the original payment method.

3. Verification reports

Reports reflect the information available from registries, documents provided, and inspections carried out at the time of the verification. They are professional opinions intended to inform your decision, they are not a guarantee of title, a valuation, or legal advice. We recommend engaging a qualified legal practitioner before completing any property transaction.

Turnaround times shown are estimates and can be affected by registry availability and the completeness of documents you provide.

4. Your responsibilities

You confirm that documents you submit are provided lawfully and that you have the right to request their verification. You agree not to use our services for any unlawful purpose, to misrepresent your identity, or to interfere with the operation of the platform.

5. Accounts

You are responsible for the security of your account credentials and for activity under your account. Notify us immediately of any unauthorised use.

6. Intellectual property

The Advantage platform, branding and content are owned by us or our licensors. Verification reports are provided for your use in connection with the property concerned and may not be resold or republished commercially without our consent.

7. Limitation of liability

To the maximum extent permitted by law, Advantage's total liability arising from a verification service is limited to the fees you paid for that service. We are not liable for indirect or consequential losses, or for decisions made in reliance on registry data that was inaccurate or incomplete at source.

Nothing in these Terms excludes liability that cannot be excluded under Nigerian law.

8. Termination

We may suspend or terminate access for breach of these Terms. You may stop using the services and close your account at any time.

9. Governing law

These Terms are governed by the laws of the Federal Republic of Nigeria. Disputes are subject to the jurisdiction of Nigerian courts, after a good-faith attempt at amicable resolution.

10. Changes

We may update these Terms from time to time. Continued use of the services after changes take effect constitutes acceptance of the updated Terms.
